Il s\u2019av\u00e8re essentiel de prendre certaines pr\u00e9cautions avant de signer un contrat d\u2019achat. Voici donc quelques conseils.<\/p>\n<h2>Exigez une inspection rigoureuse de la construction<\/h2>\n<p>Avant d\u2019acheter une copropri\u00e9t\u00e9, vous devriez exiger que votre syndicat effectue une inspection rigoureuse de la qualit\u00e9 de la construction, et ce, m\u00eame si l\u2019immeuble est neuf. L\u2019inspection devrait \u00eatre r\u00e9alis\u00e9e par des professionnels dans le domaine tels un architecte pour l\u2019enveloppe du b\u00e2timent, et\/ou un ing\u00e9nieur pour la structure, la m\u00e9canique et la plomberie. L\u2019entr\u00e9e en vigueur de la loi 16 oblige d\u00e9sormais les administrateurs de la copropri\u00e9t\u00e9 \u00e0 se doter d\u2019un carnet d\u2019entretien pr\u00e9par\u00e9 par un professionnel du b\u00e2timent. Jeter un coup d\u2019\u0153il au carnet d\u2019entretien avant l\u2019achat du dit condo, permet de confirmer que le b\u00e2timent a \u00e9t\u00e9 entretenu ad\u00e9quatement et vous assure que l\u2019actif conservera sa pleine valeur sur le march\u00e9.<\/p>\n<h2>Exigez une \u00e9tude du fonds de pr\u00e9voyance<\/h2>\n<p>Le projet de loi 16 oblige aussi d\u00e9sormais les administrateurs de la copropri\u00e9t\u00e9 \u00e0 faire r\u00e9aliser une \u00e9tude de fonds de pr\u00e9voyance par un professionnel tous les cinq ans. Le but de l&rsquo;\u00e9tude est d&rsquo;estimer, \u00e0 court, moyen et long terme, les sommes n\u00e9cessaires pour couvrir le co\u00fbt des travaux relatifs aux r\u00e9parations majeures et \u00e0 l&rsquo;entretien des parties communes. Les sommes \u00e0 verser au fonds de pr\u00e9voyance sont fix\u00e9es sur la base des recommandations formul\u00e9es \u00e0 l\u2019\u00e9tude du fonds de pr\u00e9voyance en tenant compte de l\u2019\u00e9volution de la copropri\u00e9t\u00e9. Il n&rsquo;est pas rare que les copropri\u00e9t\u00e9s aient des fonds de pr\u00e9voyance insuffisants pour effectuer les travaux \u00e0 faire dans les prochaines ann\u00e9es, c&rsquo;est pourquoi il est important de s&rsquo;en informer.<\/p>\n<h2>Et les condos sur plan?<\/h2>\n<p>Acheter un condo sur plan offre plusieurs avantages tels que pouvoir choisir parmi plusieurs mod\u00e8les d&rsquo;unit\u00e9s et de finitions ainsi qu&rsquo;apporter de l\u00e9g\u00e8res modifications pour personnaliser le condo.
