Selon des projections du Regroupement des comit\u00e9s logement et associations de locataires du Qu\u00e9bec (RCLALQ), en 2023, le prix moyen des logements \u00e0 louer disponibles sur l\u2019\u00eele de Montr\u00e9al sera situ\u00e9 entre 1093$ et 1769$.<\/strong><\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone wp-image-12128 size-full\" src=\"https:\/\/www.guideimmo.ca\/articles\/wp-content\/uploads\/\/2023\/02\/hausse_loyer_montreal.jpg\" alt=\"hausse du prix loyer \u00e0 Montr\u00e9al \" width=\"1125\" height=\"664\" srcset=\"https:\/\/www.guideimmo.ca\/articles\/wp-content\/uploads\/2023\/02\/hausse_loyer_montreal.jpg 1125w, https:\/\/www.guideimmo.ca\/articles\/wp-content\/uploads\/2023\/02\/hausse_loyer_montreal-300x177.jpg 300w, https:\/\/www.guideimmo.ca\/articles\/wp-content\/uploads\/2023\/02\/hausse_loyer_montreal-1024x604.jpg 1024w, https:\/\/www.guideimmo.ca\/articles\/wp-content\/uploads\/2023\/02\/hausse_loyer_montreal-150x89.jpg 150w, https:\/\/www.guideimmo.ca\/articles\/wp-content\/uploads\/2023\/02\/hausse_loyer_montreal-768x453.jpg 768w\" sizes=\"auto, (max-width: 1125px) 100vw, 1125px\" \/><\/p>\n<h2>Loyer moyen par arrondissement selon la SCHL<\/h2>\n<p>La carte ci-dessous, provenant du Journal M\u00e9tro, s&rsquo;appuie sur les donn\u00e9es de la Soci\u00e9t\u00e9 canadienne d&rsquo;hypoth\u00e8ques et de logement (SCHL) pour pr\u00e9senter les hausses minimales de loyer attendues par quartier en comparaison avec l\u2019ann\u00e9e 2022, et ce, pour tous types de logements confondus.<\/p>\n<p><iframe style=\"width: 100%; height: 700px; border: none;\" src=\"https:\/\/flo.uri.sh\/visualisation\/12562368\/embed#?secret=uPERi4epZf\"><\/iframe><\/p>\n<p>D&rsquo;apr\u00e8s son dernier rapport portant sur le march\u00e9 locatif publi\u00e9 en janvier 2023, la SCHL affirme que les loyers ont augment\u00e9 en moyenne de 5,2% en 2022, \u00e0 Montr\u00e9al. Cette hausse se situe au-del\u00e0 des recommandations du Tribunal administratif du logement (TAL), qui proposait en 2022 une augmentation de 4%. La hausse du prix des loyers attendue en 2023, indiqu\u00e9e sur la carte, pourrait donc \u00eatre bien sup\u00e9rieure, en prenant en compte diff\u00e9rents facteurs tels que les travaux de r\u00e9novation effectu\u00e9s, les co\u00fbts d&rsquo;entretien, le mode de chauffage, etc. La hausse de 2,9% s\u2019appliquerait pour un logement dont le chauffage est \u00e0 la charge du locataire. Elle pourrait toutefois atteindre 8% pour les logements chauff\u00e9s au mazout.<\/p>\n<h2>La RCLALQ pr\u00e9voit une hausse plus importante<\/h2>\n<p>le Regroupement des comit\u00e9s logement et associations de locataires du Qu\u00e9bec (RCLALQ) estime de son c\u00f4t\u00e9 que les chiffres de la SCHL ne refl\u00e8tent pas la r\u00e9alit\u00e9 du march\u00e9 locatif. En effet, dans sa derni\u00e8re enqu\u00eate compilant<span id=\"page10R_mcid1\" class=\"markedContent\"><span dir=\"ltr\" role=\"presentation\">\u00a0plusieurs dizaines <\/span><span dir=\"ltr\" role=\"presentation\">de milliers d\u2019annonces de logements \u00e0\u00a0<\/span><span dir=\"ltr\" role=\"presentation\">louer sur le site Kijiji, le RCLALQ d\u00e9montre que l<\/span><\/span>es loyers propos\u00e9s sur les diff\u00e9rentes plateformes sont bien au-dessus de ceux observ\u00e9s par la soci\u00e9t\u00e9. Selon leur rapport datant de juin 2022, un loyer moyen sur l&rsquo;\u00eele de Montr\u00e9al serait de 1 393$\/mois, ce qui repr\u00e9sente un \u00e9cart de 53,3% avec les chiffres de la SCHL, et cet \u00e9cart risque de se creuser davantage cette ann\u00e9e.<\/p>\n<p><iframe style=\"width: 100%; height: 700px; border: none;\" src=\"https:\/\/flo.uri.sh\/visualisation\/12570537\/embed#?secret=TiXEMQjvf4\"><\/iframe><\/p>\n<p>La carte ci-dessus, provenant du Journal M\u00e9tro, pr\u00e9sente les hausses minimales de loyer attendues par quartier, et ce, pour tous types de logements confondus. Toutefois, celle-ci comparativement \u00e0 la premi\u00e8re, prend en compte le rapport du RCLALQ &#8211; les donn\u00e9es sur l\u2019ouest de l\u2019\u00eele \u00e9tant indisponibles.<\/p>\n<h2 class=\"_full-article-basic__title_4gfci\">Les constructeurs et propri\u00e9taires r\u00e9clament de fortes mesures<\/h2>\n<p>Le Tribunal administratif du logement (TAL) a d\u00e9voil\u00e9 en janvier dernier les pourcentages applicables sur lesquels les propri\u00e9taires d&rsquo;immeubles du Qu\u00e9bec doivent se baser pour calculer leurs augmentations de loyer. Le TAL pr\u00e9voit une augmentation moyenne minimale de 2,9%, si le propri\u00e9taire inclut dans son calcul une hausse de taxes de 5%. La Corporation des propri\u00e9taires immobiliers du Qu\u00e9bec (CORPIQ) a toutefois fortement critiqu\u00e9 les taux d&rsquo;ajustement annonc\u00e9s par le TAL. Selon elle, la grille de calcul des loyers du TAL est d\u00e9su\u00e8te et ne prend pas en compte les augmentations assum\u00e9es par les propri\u00e9taires qu\u00e9b\u00e9cois provenant de l\u2019explosion des co\u00fbts pour la r\u00e9novation et l\u2019entretien, sans parler de l\u2019inflation.<\/p>\n<p>Les constructeurs et les propri\u00e9taires d\u2019immeubles ont donc lanc\u00e9 un cri d\u2019alarme \u00e0 l\u2019approche du prochain budget du gouvernement Legault. Ils r\u00e9clament des mesures muscl\u00e9es pour contrer la p\u00e9nurie de logements, pour contrebalancer la hausse d\u00e9sordonn\u00e9e des co\u00fbts de logement et pour faire face \u00e0 la crise climatique. Reste \u00e0 voir si le gouvernement Legault prendra enfin en charge la crise du logement\u2026 Plusieurs sp\u00e9cialistes ont \u00e9voqu\u00e9 des solutions envisageables pour contrer cette crise et offrir plus de logements abordables, dont le gel des loyers, l&rsquo;adaptation des programmes de financement des logements sociaux et la mise en place d&rsquo;<a href=\"https:\/\/www.guideimmo.ca\/articles\/une-taxe-sur-les-maisons-de-plus-de-1-m-en-reponse-a-la-crise-du-logement\/\" target=\"_blank\" rel=\"noopener\"><strong>une surtaxe annuelle sur les maisons de plus d\u2019un million de dollars<\/strong><\/a>.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Alors que la crise du logement persiste depuis d\u00e9j\u00e0 quelques ann\u00e9es au Qu\u00e9bec, les locataires peuvent s\u2019attendre \u00e0 subir une hausse assez importante de leur loyer en 2023.
