C\u2019est la conclusion \u00e0 laquelle arrive Benjamin Felix, directeur des investissements chez PWL Capital. Son analyse compare l\u2019\u00e9volution de la richesse des propri\u00e9taires et des locataires dans 12 grandes villes canadiennes entre 2005 et 2025. <strong><a href=\"https:\/\/www.youtube.com\/watch?v=lBG-g1CKfgs\" target=\"_blank\" rel=\"noreferrer noopener\">Il explique sa m\u00e9thodologie dans cette vid\u00e9o.<\/a><\/strong><\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Louer\u2026 et investir strat\u00e9giquement<\/h3>\n\n\n\n<p>L\u2019analyse repose sur un sc\u00e9nario simple : une personne qui, en 2005, disposait d\u2019une mise de fonds \u00e9quivalente \u00e0 20% du prix moyen d\u2019un appartement devait choisir entre acheter ce logement ou le louer, en investissant la diff\u00e9rence entre les deux options dans un portefeuille diversifi\u00e9 d\u2019actions (30 % canadiennes, 70% internationales). L\u2019analyse tient \u00e9galement compte de l\u2019\u00e9volution des loyers, qui ont augment\u00e9 en moyenne de 6,24 % par an dans les villes \u00e9tudi\u00e9es.<\/p>\n\n\n\n<p>R\u00e9sultat : dans 7 villes sur 12 (Montr\u00e9al, Qu\u00e9bec, Toronto, Ottawa, Halifax, Hamilton et Winnipeg), le locataire-investisseur s\u2019en tire avec une richesse nette sup\u00e9rieure \u00e0 celle du propri\u00e9taire. Autrement dit, pour chaque 100 000$ accumul\u00e9s par un propri\u00e9taire, le locataire-investisseur disposait de 148 000$ en 2025. Une diff\u00e9rence significative qui s\u2019explique en bonne partie par le rendement moyen annuel des march\u00e9s boursiers (8,62%), nettement sup\u00e9rieur \u00e0 la croissance annuelle moyenne de l\u2019immobilier r\u00e9sidentiel (5,11%).<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Acheter : une rentabilit\u00e9 souvent surestim\u00e9e<\/h3>\n\n\n\n<p>Ce constat ne signifie pas que l\u2019immobilier n\u2019a pas \u00e9t\u00e9 rentable, loin de l\u00e0. Mais il souligne que les co\u00fbts cach\u00e9s de la propri\u00e9t\u00e9 (entretien, taxes, assurances, etc.) peuvent miner les gains. Sans compter que, dans bien des discours, ces frais sont ignor\u00e9s ou minimis\u00e9s, ce qui cr\u00e9e une image biais\u00e9e de la rentabilit\u00e9 r\u00e9elle de l\u2019achat immobilier.<\/p>\n\n\n\n<p>Cela dit, l\u2019achat reste un outil efficace d\u2019\u00e9pargne forc\u00e9e, avec un avantage comportemental ind\u00e9niable : contrairement au locataire, le propri\u00e9taire n\u2019a pas besoin de faire preuve d\u2019une grande discipline financi\u00e8re : il rembourse son hypoth\u00e8que, point. De son c\u00f4t\u00e9, le locataire doit investir chaque mois avec rigueur, sans c\u00e9der \u00e0 la panique lors des soubresauts boursiers.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Et le march\u00e9 immobilier d\u2019aujourd\u2019hui?<\/h3>\n\n\n\n<p>Dans un contexte o\u00f9 les prix des logements (autant \u00e0 l\u2019achat qu\u2019\u00e0 la location) ont explos\u00e9, les questions d\u2019accessibilit\u00e9 et de rentabilit\u00e9 prennent une nouvelle tournure. Pour plusieurs m\u00e9nages, l\u2019achat n\u2019est plus une \u00e9vidence. Entre la hausse des taux d\u2019int\u00e9r\u00eat, la complexit\u00e9 du march\u00e9 et les incertitudes \u00e9conomiques, la r\u00e9flexion autour de la propri\u00e9t\u00e9 m\u00e9rite d\u2019\u00eatre revisit\u00e9e.<\/p>\n\n\n\n<p>Cette analyse invite donc \u00e0 nuancer le discours ambiant : non, louer n\u2019est pas toujours une perte d\u2019argent. Et non, l\u2019achat ne garantit pas automatiquement la cr\u00e9ation de richesse.
