Voici une de ces histoires d\u2019horreur \u00e0 vous donner le go\u00fbt d\u2019habiter dans une tente.<\/strong><\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-3746\" src=\"https:\/\/www.guideimmo.ca\/articles\/wp-content\/uploads\/\/2016\/06\/dormir-en-tente.jpg\" alt=\"dormir dans une tente\" width=\"639\" height=\"438\" srcset=\"https:\/\/www.guideimmo.ca\/articles\/wp-content\/uploads\/2016\/06\/dormir-en-tente.jpg 639w, https:\/\/www.guideimmo.ca\/articles\/wp-content\/uploads\/2016\/06\/dormir-en-tente-150x103.jpg 150w, https:\/\/www.guideimmo.ca\/articles\/wp-content\/uploads\/2016\/06\/dormir-en-tente-300x206.jpg 300w\" sizes=\"auto, (max-width: 639px) 100vw, 639px\" \/><\/p>\n<p>Tout commence au d\u00e9but mai 2015, Myriam cherche un condo dans le sud de Montr\u00e9al, c\u2019est sa premi\u00e8re maison et elle trouve l\u2019id\u00e9e d\u2019acheter une habitation neuve tr\u00e8s all\u00e9chante. Elle finit par trouver un projet \u00e0 son go\u00fbt situ\u00e9 proche de son emploi, dans un quartier prometteur tout semble parfait pour Myriam. La seul probl\u00e9matique est que Myriam cherchait une unit\u00e9 de 1000 pieds carr\u00e9s mais aucune unit\u00e9 \u00e9tait de cette dimension. Aucun souci, le vendeur lui donne la possibilit\u00e9 de joindre deux unit\u00e9s pour cr\u00e9er cette unit\u00e9 \u00e0 son go\u00fbt, cette unit\u00e9 de r\u00eave. La livraison de cette unit\u00e9 est pr\u00e9vue pour d\u00e9cembre 2015.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-3745\" src=\"https:\/\/www.guideimmo.ca\/articles\/wp-content\/uploads\/\/2016\/06\/condo-en-construction.jpg\" alt=\"batiment en construction\" width=\"639\" height=\"438\" srcset=\"https:\/\/www.guideimmo.ca\/articles\/wp-content\/uploads\/2016\/06\/condo-en-construction.jpg 639w, https:\/\/www.guideimmo.ca\/articles\/wp-content\/uploads\/2016\/06\/condo-en-construction-150x103.jpg 150w, https:\/\/www.guideimmo.ca\/articles\/wp-content\/uploads\/2016\/06\/condo-en-construction-300x206.jpg 300w\" sizes=\"auto, (max-width: 639px) 100vw, 639px\" \/><\/p>\n<p>En janvier, le projet n\u2019est toujours pas livr\u00e9, mais Myriam n\u2019est pas dupe, elle sait que les livraisons sont souvent retard\u00e9es. Pour s&rsquo;assurer du suivi, elle va r\u00e9guli\u00e8rement visiter le chantier. Malaise, Myriam connaissant quelques normes en construction se rend compte que plusieurs \u00e9l\u00e9ments ne sont pas respect\u00e9s. L\u2019\u00e9l\u00e9ment le plus inadmissible: il n\u2019y a pas de membrane r\u00e9sistante \u00e0 l\u2019eau derri\u00e8re la c\u00e9ramique dans la salle de bain. Des graves probl\u00e8mes de moisissures sont d\u00e9j\u00e0 \u00e0 envisager et elle n&rsquo;a toujours pas emm\u00e9nag\u00e9. Myriam se dit que c\u2019est s\u00fbrement un oubli, elle envoie donc un courriel au promoteur lui demandant si cela est normal. Malheureusement le courriel reste sans&nbsp;r\u00e9ponse.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-3748\" src=\"https:\/\/www.guideimmo.ca\/articles\/wp-content\/uploads\/\/2016\/06\/salle-de-bain.jpg\" alt=\"la salle de bain\" width=\"639\" height=\"438\" srcset=\"https:\/\/www.guideimmo.ca\/articles\/wp-content\/uploads\/2016\/06\/salle-de-bain.jpg 639w, https:\/\/www.guideimmo.ca\/articles\/wp-content\/uploads\/2016\/06\/salle-de-bain-150x103.jpg 150w, https:\/\/www.guideimmo.ca\/articles\/wp-content\/uploads\/2016\/06\/salle-de-bain-300x206.jpg 300w\" sizes=\"auto, (max-width: 639px) 100vw, 639px\" \/><\/p>\n<p>Prenant son courage \u00e0 deux mains, Myriam prend contact&nbsp;avec l\u2019arrondissement pour demander les plans de son unit\u00e9 et obtenir de l\u2019information sur cette fameuse membrane. Elle se rend alors compte que les plans remis \u00e0 l\u2019arrondissement font fi des modifications apport\u00e9es pour obtenir la dimension qu\u2019elle recherchait. Sous le choc, elle essaie de contacter le promoteur mais toujours pas de nouvelle. Elle explique donc elle-m\u00eame les modifications \u00e0 l&rsquo;arrondissement qui interdit imm\u00e9diatement cet agrandissement puisque une pi\u00e8ce ne comptera pas de fen\u00eatre. Sid\u00e9r\u00e9e, Myriam essaye vainement de contacter son promoteur&#8230;<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-3747\" src=\"https:\/\/www.guideimmo.ca\/articles\/wp-content\/uploads\/\/2016\/06\/plans.jpg\" alt=\"les plans\" width=\"639\" height=\"438\" srcset=\"https:\/\/www.guideimmo.ca\/articles\/wp-content\/uploads\/2016\/06\/plans.jpg 639w, https:\/\/www.guideimmo.ca\/articles\/wp-content\/uploads\/2016\/06\/plans-150x103.jpg 150w, https:\/\/www.guideimmo.ca\/articles\/wp-content\/uploads\/2016\/06\/plans-300x206.jpg 300w\" sizes=\"auto, (max-width: 639px) 100vw, 639px\" \/><\/p>\n<p>C\u2019est en janvier 2016 que Myriam se fait convoquer pour l\u2019inspection avant la prise de possession de l\u2019unit\u00e9. Myriam, consciente&nbsp;des nombreux soucis d\u00e9j\u00e0 constat\u00e9s lors de sa visite sur le chantier, convoque un inspecteur pour analyser l\u2019unit\u00e9. Apr\u00e8s une heure d\u2019attente, le vendeur finit par arriver \u00e0 l\u2019unit\u00e9 pour ouvrir la porte. La situation est catastrophique:<br \/>\n&#8211; Trou dans la porte<br \/>\n&#8211; Comptoir (quartz &#8211; concept tendance)&nbsp;sans espace pour l&rsquo;assise<br \/>\n&#8211; Douche non compl\u00e9t\u00e9e<br \/>\n&#8211; Trou dans le mur<br \/>\n&#8211; Aucune&nbsp;ventillation<br \/>\n&#8211; Pas d&rsquo;eau courante<br \/>\n&#8211; Deux&nbsp;tuyaux tombent dans la m\u00eame (\u00e9changeur d&rsquo;air + laveuse)<br \/>\n&#8211; Porte-patio&nbsp;install\u00e9e \u00e0 l&rsquo;envers<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-3749\" src=\"https:\/\/www.guideimmo.ca\/articles\/wp-content\/uploads\/\/2016\/06\/inspector.jpg\" alt=\"inspector\" width=\"639\" height=\"438\" srcset=\"https:\/\/www.guideimmo.ca\/articles\/wp-content\/uploads\/2016\/06\/inspector.jpg 639w, https:\/\/www.guideimmo.ca\/articles\/wp-content\/uploads\/2016\/06\/inspector-150x103.jpg 150w, https:\/\/www.guideimmo.ca\/articles\/wp-content\/uploads\/2016\/06\/inspector-300x206.jpg 300w\" sizes=\"auto, (max-width: 639px) 100vw, 639px\" \/><\/p>\n<p>Myriam refuse l\u2019unit\u00e9 et demande de fixer toutes les incongruit\u00e9s avant qu\u2019elle se pr\u00e9sente au notaire. Elle parle aussi de la probl\u00e9matique de la pi\u00e8ce sans fen\u00eatre, le vendeur lui dit que des corrections seront apport\u00e9es pour satisfaire l\u2019arrondissement. Peu apr\u00e8s, Le promoteur l\u2019informe d\u2019un taux d\u2019int\u00e9r\u00eat de 7% par jour si elle ne va pas prendre possession de son unit\u00e9 au notaire. Myriam fait analyser cette dr\u00f4le de formalit\u00e9 par son avocat qui lui dit de ne pas la consid\u00e9rer et de garder espoir.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-3750\" src=\"https:\/\/www.guideimmo.ca\/articles\/wp-content\/uploads\/\/2016\/06\/signature.jpg\" alt=\"signature d'un contrat\" width=\"639\" height=\"438\" srcset=\"https:\/\/www.guideimmo.ca\/articles\/wp-content\/uploads\/2016\/06\/signature.jpg 639w, https:\/\/www.guideimmo.ca\/articles\/wp-content\/uploads\/2016\/06\/signature-150x103.jpg 150w, https:\/\/www.guideimmo.ca\/articles\/wp-content\/uploads\/2016\/06\/signature-300x206.jpg 300w\" sizes=\"auto, (max-width: 639px) 100vw, 639px\" \/><\/p>\n<p>C\u2019est finalement un mois plus tard que Myriam est r\u00e9invit\u00e9e \u00e0 visiter son unit\u00e9 cauchemardesque. Malgr\u00e9 le fait que plusieurs correctifs demand\u00e9s n&rsquo;aient pas \u00e9t\u00e9 effectu\u00e9s, Myriam accepte l\u2019unit\u00e9. N\u2019ayant pas dit son dernier mot, elle poursuit le promoteur pour le temps perdu et toutes les modifications qui n\u2019ont pas \u00e9t\u00e9 faites.<\/p>\n<p>Myriam est entr\u00e9e dans son condo en mai, il reste plusieurs probl\u00e9matiques dans son unit\u00e9. Elle est tr\u00e8s peu satisfaite de son achat. Elle en a&nbsp;fait par \u00e0 ses copropri\u00e9taires qui la nomment vice-pr\u00e9sidente du syndicat o\u00f9 elle ne cesse de trouver des probl\u00e9matiques aux promoteurs.<\/p>\n<p>Myriam aujourd\u2019hui cherche \u00e0 d\u00e9noncer son condo cauchemar, toutes les probl\u00e9matiques n\u2019ont toujours pas \u00e9t\u00e9 r\u00e9solues et certaines se sont ajout\u00e9es\u2026 Bref, le fin mot de l\u2019histoire n\u2019est pas pour aujourd\u2019hui. Mais une morale se doit d\u2019\u00eatre tir\u00e9e pour tout futur acheteur d&rsquo;habitation&nbsp;: Vous ne serez jamais assez prudent, exigez des re\u00e7us, visitez le chantier r\u00e9guli\u00e8rement et retardez vos mises de fonds si vous avez un doute. Le site de <a href=\"http:\/\/fr.condolegal.com\/achat\/accueil\" target=\"_blank\" rel=\"noopener\">Condo Legal<\/a> offre une foule d&rsquo;informations qui pourront vous aider \u00e0 bien superviser la construction de votre nouveau condo afin qu&rsquo;il reste&#8230; de r\u00eave!&nbsp;Une habitation est un gros achat et vous devez sentir un lien de confiance entre vous et le promoteur.<\/p>\n<p>* Myriam ne veut pas r\u00e9v\u00e9ler sa vraie identit\u00e9 non plus que celle du promoteur afin d&rsquo;\u00e9viter les poursuites inutiles, des pourparlers entre les deux
