{"id":4957,"date":"2017-02-13T16:05:53","date_gmt":"2017-02-13T21:05:53","guid":{"rendered":"https:\/\/www.guideimmo.ca\/articles\/?p=4957"},"modified":"2017-03-07T13:39:21","modified_gmt":"2017-03-07T18:39:21","slug":"les-condos-atypiques-qui-differe-de-normal-ou-habituel","status":"publish","type":"post","link":"https:\/\/www.guideimmo.ca\/articles\/les-condos-atypiques-qui-differe-de-normal-ou-habituel\/","title":{"rendered":"Les condos -atypiques-, qui diff\u00e8rent de normal ou habituel!"},"content":{"rendered":"<p><strong>Dans ce billet je r\u00e9pertorie pour vous quelques cas hors norme de condos aux particularit\u00e9s irr\u00e9guli\u00e8res et vous propose des solutions toutes plus abordables les unes que les autres pour contrer les irritants caus\u00e9s par \u00a0l\u2019architecture, l\u2019ergonomie\u00a0ou\u00a0le design\u00a0en soi.\u00a0Lorsqu\u2019on attribut l\u2019\u00e9tiquette -atypique- \u00e0 un condo ou \u00e0 une unifamiliale, c\u2019est que le bien diff\u00e8re de la normalit\u00e9, de la g\u00e9n\u00e9ralit\u00e9 et des attentes aupr\u00e8s des futurs acheteurs.<\/strong><\/p>\n<p>La fin de l\u2019ann\u00e9e 2016 et l\u2019amorce de la cuv\u00e9e 2017 ont \u00e9t\u00e9 un feu roulant dans ma pratique de styliste en am\u00e9nagement strat\u00e9gique. Entre d\u00e9but d\u00e9cembre et maintenant, j\u2019ai am\u00e9nag\u00e9 une dizaine d\u2019unit\u00e9s t\u00e9moins, class\u00e9es sous la rubrique, \u00ab\u00a0balance d\u2019inventaire\u00a0\u00bb par les promoteurs, dont plus sp\u00e9cifiquement <strong><a href=\"\/repertoire-des-promoteurs-immobiliers-du-quebec\/devmcgill\/165\/\" target=\"_blank\">DevMcGill<\/a><\/strong> et ses projets <strong><a href=\"\/castelnau-iv\/1108\/\" target=\"_blank\">Castelnau<\/a><\/strong> et <strong><a href=\"\/avenue-32\/1107\/\" target=\"_blank\">Avenue 32<\/a><\/strong>. Voici quelques astuces que j&rsquo;ai utilis\u00e9es afin de rendre ces quelques unit\u00e9s mal aim\u00e9s plus \u00ab s\u00e9duisantes \u00bb.<\/p>\n<p>D\u2019embl\u00e9e, j\u2019avoue avoir un faible\u00a0pour ces condos -atypiques-. Ma satisfaction est <em>x 1000<\/em> lorsque j\u2019apprends que le\/les condo(s) ont trouv\u00e9 leurs heureux propri\u00e9taires en un temps record suivant l\u2019am\u00e9nagement et le stylisme. De 4 \u00e0 30 jours dans la plupart des cas\u00a0! Et au prix demand\u00e9\u00a0! Devant ces r\u00e9sultats de vente, je ne peux que m\u2019incliner tout en \u00e9tant, je l\u2019avoue, moi m\u00eame, assez \u00e9tonn\u00e9e devant le puissant levier qu\u2019est le <strong><a href=\"https:\/\/www.guideimmo.ca\/articles\/5-etapes-primordiales-de-home-staging\/\" target=\"_blank\">Home Staging<\/a><\/strong>. D\u2019autant que pour la majorit\u00e9 de\u00a0ces\u00a0unit\u00e9s, il est question de plusieurs mois, voire d&rsquo;ann\u00e9es sur le march\u00e9 de la vente&#8230;<\/p>\n<p><strong>La raison de cette \u00e9tiquette -ATYPIQUE-?<\/strong><\/p>\n<p>Elles sont nombreuses! Mais au sommet de la liste, l\u2019incapacit\u00e9 pour le visiteur de visualiser son <em>home<\/em> dans un espace vacant, un espace nu et impersonnel, de 750\u00a0pieds carr\u00e9s. J\u2019ai lu quelque part que seulement deux\u00a0personnes sur 10 avaient la capacit\u00e9 de se transposer dans un espace vide et de s&rsquo;imaginer l&rsquo;habitant. Trop petit diront les 8 personnes sur 10 incapables de s\u2019imaginer et de se projeter entre quatre murs blancs, d\u00e9nu\u00e9s de personnalit\u00e9.<\/p>\n<p>Conjuguons cette r\u00e9alit\u00e9 \u00e0 des d\u00e9tails uniques, tels que unit\u00e9 de coin, \u00e9tage moins populaire, manque de soleil, divisions incongrues, etc. et nous h\u00e9ritons d&rsquo;un\u00a0condo -atypique-!<\/p>\n<p><b>La cuisine<\/b><\/p>\n<p>Voyons ce cas particulier o\u00f9 l\u2019espace de vie est grand ouvert sur 4 murs blancs avec aucun rep\u00e8re visuel sur la d\u00e9limitation entre la zone repas\/pr\u00e9paration, la zone repas\/on s\u2019attable, la zone s\u00e9jour\/t\u00e9l\u00e9 et les zones de circulation.<\/p>\n<p><strong>Doutes\/questions &gt;\u00a0<\/strong><em>La cuisine et ses surfaces de travail sont assur\u00e9ment trop petites. Je ne m\u2019y vois pas du tout cuisiner \u00e0 mon aise. Et la t\u00e9l\u00e9?<\/em><\/p>\n<p><strong>Solution &gt;\u00a0<\/strong>On ne se le cachera pas, la t\u00e9l\u00e9 est et demeure un souci de premier ordre dans l\u2019am\u00e9nagement de nos foyers. Heureusement,\u00a0l\u2019arriv\u00e9e des \u00e9crans plats, gr\u00e2ce auxquels on peut dor\u00e9navant lib\u00e9rer l\u2019espace plancher et profiter d\u2019installation murale permettant un am\u00e9nagement en hauteur et un d\u00e9sencombrement favorable au sol. Pour respecter l\u2019aspect budget, j\u2019ai pour habitude d\u2019investir presque le 2\/3 des sous dans les luminaires des aires communs; corridor de l\u2019entr\u00e9e, cuisine, salle \u00e0 manger et salle de bain. Pour les pi\u00e8ces disons secondes, comme les chambres \u00e0 coucher par exemple, je me rabats sur des mod\u00e8les bons march\u00e9 mais \u00e0 l\u2019effet unique et un peu ludique lorsque c\u2019est possible. Au nombre des avantages en lieu et place de l\u2019installation d\u2019une porte sur penture\u00a0? Le gain d\u2019espace puisqu\u2019on \u00e9limine le d\u00e9gagement que demande le mouvement d\u2019ouverture de la porte.
