Acheter ou louer\u00a0? Certains voient le fait d\u2019acheter comme un bon investissement \u00e0 long terme, quoi qu\u2019assez co\u00fbteux. D&rsquo;autres pr\u00e9f\u00e8reront s&rsquo;octroyer un style de vie o\u00f9 l&#8217;emprise mat\u00e9rielle est minimis\u00e9e. Voici quelques notions pour essayer de savoir ce qui vous conviendra\u2026<\/strong><\/div>\n<div class=\"post-intro\"><\/div>\n<div class=\"post-content\">\n<p class=\"p1\"><strong>Engagement du propri\u00e9taire<\/strong><\/p>\n<p class=\"p1\">Pour la lumi\u00e8re nous avons discut\u00e9 avec Jean-Fran\u00e7ois Ferland, courtier immobilier chez RE\/MAX. Si la personne a la capacit\u00e9 financi\u00e8re d\u2019acheter, Jean-Fran\u00e7ois, conseille d\u2019opter pour l\u2019achat qui comporte de multiples avantages. Un certain montant de l\u2019argent d\u00e9pens\u00e9 revient dans les poches du propri\u00e9taire. En payant, il \u00e9conomise sans s\u2019en apercevoir.<\/p>\n<p class=\"p1\"><img decoding=\"async\" src=\"http:\/\/www.mondev.ca\/upload\/blog\/mondev-louer-acheter-gang.jpg\" alt=\"\" \/>\u00ab Il faut savoir qu\u2019avec les taux d\u2019int\u00e9r\u00eat tr\u00e8s bas actuels, une grosse partie du paiement sera imput\u00e9e au capital. Vous payez votre condo pendant deux, trois ou quatre ans et vous avez rembours\u00e9, sans vous en rendre compte, plusieurs milliers de dollars en capital. Donc, au moment de la revente, vous b\u00e9n\u00e9ficiez de ce capital. C\u2019est ce que j\u2019appelle le principe d\u2019\u00e9conomie forc\u00e9e \u00bb explique-t-il.<\/p>\n<p class=\"p1\">Pour bien illustrer sa pens\u00e9e, Jean-Fran\u00e7ois Ferland donne l\u2019exemple d\u2019un condo pay\u00e9 250 000 $, avec une mise de fonds de 5 %, un taux d\u2019int\u00e9r\u00eat de 2,74 % sur 25 ans, mensuellement. La personne aura \u00e0 faire un versement mensuel, avec une mise de fonds de 12 500 $, de 1 131,84 $. \u00abLe fameux condo co\u00fbte \u00e0 peine plus cher que le prix d\u2019un loyer, indique le courtier immobilier, mais par contre \u00e0 chaque mois, c\u2019est comme si on \u00e9conomisait 700 $ ou 800 $.\u00bb<\/p>\n<p class=\"p1\">Devenir propri\u00e9taire offre d\u2019autres avantages, selon Jean-Fran\u00e7ois Ferland, tels qu\u2019une plus grande flexibilit\u00e9 et un plus grand confort. \u00abQuand vous \u00eates propri\u00e9taire, vous faites partie int\u00e9grante des d\u00e9cisions, explique-t-il. La journ\u00e9e o\u00f9 vous d\u00e9cidez de faire certaines am\u00e9liorations \u00e0 votre condo, c\u2019est vous qui allez en profiter. Par exemple, si vous d\u00e9cidez d\u2019investir dans votre cuisine, lorsque vous allez revendre votre condo, cette valeur-l\u00e0 vous appartiendra. Si vous faites les m\u00eames am\u00e9liorations \u00e0 un appartement, ce sont des am\u00e9liorations qui au final appartiendront au propri\u00e9taire.\u00bb<\/p>\n<p class=\"p1\">Et que se passe-t-il si vous avez achet\u00e9 un condo et que vous passez \u00ab par une p\u00e9riode plus sombre \u00bb avec certaines difficult\u00e9s financi\u00e8res? \u00ab Le march\u00e9 du condo \u00e0 Montr\u00e9al est tellement en sant\u00e9 en ce moment que ce n\u2019est pas un probl\u00e8me. Le propri\u00e9taire n\u2019aura qu\u2019\u00e0 envisager la vente ou la location de son immeuble afin d&rsquo;all\u00e9ger ses charges.<\/p>\n<p class=\"p1\">Avant de prendre une grande d\u00e9cision, il faut bien entendu \u00e9valuer ses besoins et se renseigner sur ses capacit\u00e9s \u00e0 payer avant l\u2019achat. Se fier uniquement sur les institutions financi\u00e8res pour analyser son statut financier est un leurre; celles-ci offrent souvent une bien trop grande marge d&#8217;emprunt \u00e0 leurs clients. Des organismes comme l&rsquo;ACEF ou un planificateur financier seront les professionnels tout indiqu\u00e9s pour vous aider \u00e0 analyser votre capacit\u00e9 d&#8217;emprunt r\u00e9elle en y incluant tous les co\u00fbts inh\u00e9rents \u00e0 l&rsquo;achat. En effet, plusieurs personnes d\u00e9cident de rester locataires dans des \u00e9difices raffin\u00e9s et souvent neufs afin de garder leur mode de vie le plus simple possible. L&rsquo;avantage de cette formule est simple, l&rsquo;\u00e9quation se fait sur 12 mois, un tarif fixe, qui se multiplie par douze pour couvrir l&rsquo;ann\u00e9e, ce sont l\u00e0 les seuls frais inh\u00e9rents \u00e0 ce type de logement.
