L\u2019\u00e9v\u00e9nement, pr\u00e9sent\u00e9 par le journal Les Affaires, en partenariat avec la SCHL se tenait, au Palais des Congr\u00e8s de Montr\u00e9al. C\u2019est dans une ambiance \u00e9lectrisante que plus de 600 professionnels \u0153uvrant dans le milieu de l\u2019immobilier ont assist\u00e9 aux conf\u00e9rences et panels de discussions pr\u00e9sent\u00e9s. Selon les analystes de la SCHL, cette augmentation continuera son ascension pour les trois prochaines ann\u00e9es.<\/p>\n<p class=\"p1\">Cette croissance est principalement remarqu\u00e9e dans le segment des maisons sur l\u2019\u00eele de Montr\u00e9al. On constate une augmentation de 25% pour la vente de maisons d\u2019une valeur marchande situ\u00e9 entre 500 000 $ et 1 million $ et une augmentation de 28% pour les demeures d\u2019une valeur de plus d\u2019un million de dollars.<\/p>\n<figure id=\"attachment_6166\" aria-describedby=\"caption-attachment-6166\" style=\"width: 810px\" class=\"wp-caption alignnone\"><img loading=\"lazy\" decoding=\"async\" class=\"wp-image-6166 size-full\" src=\"https:\/\/www.guideimmo.ca\/articles\/wp-content\/uploads\/\/2017\/11\/montreal-terrain-a-vendre.jpg\" alt=\"\" width=\"810\" height=\"440\" srcset=\"https:\/\/www.guideimmo.ca\/articles\/wp-content\/uploads\/2017\/11\/montreal-terrain-a-vendre.jpg 810w, https:\/\/www.guideimmo.ca\/articles\/wp-content\/uploads\/2017\/11\/montreal-terrain-a-vendre-150x81.jpg 150w, https:\/\/www.guideimmo.ca\/articles\/wp-content\/uploads\/2017\/11\/montreal-terrain-a-vendre-300x163.jpg 300w, https:\/\/www.guideimmo.ca\/articles\/wp-content\/uploads\/2017\/11\/montreal-terrain-a-vendre-768x417.jpg 768w, https:\/\/www.guideimmo.ca\/articles\/wp-content\/uploads\/2017\/11\/montreal-terrain-a-vendre-770x418.jpg 770w\" sizes=\"auto, (max-width: 810px) 100vw, 810px\" \/><figcaption id=\"caption-attachment-6166\" class=\"wp-caption-text\">Le prix des terrains n&rsquo;a pas cess\u00e9 d&rsquo;augmenter depuis des d\u00e9cennies comme en fait foi cette coupure de journal du d\u00e9but du si\u00e8cle dernier.<\/figcaption><\/figure>\n<p class=\"p1\">On observe une relance au niveau de la mise en chantier de projets immobiliers dans la r\u00e9gion m\u00e9tropolitaine. Dans le secteur du locatif, cette hausse s\u2019explique de deux fa\u00e7ons. Premi\u00e8rement, le vieillissement de la population incite plusieurs promoteurs \u00e0 d\u00e9velopper des complexes pour retrait\u00e9s afin de satisfaire la demande \u00e9ventuelle. Deuxi\u00e8mement, le d\u00e9veloppement de complexes de condos locatifs r\u00e9pond \u00e0 la demande des nouveaux arrivants ainsi que des jeunes de moins de 25 ans (qui sont locataires dans une proportion de 44%). Quelques promoteurs immobiliers, architectes et urbanistes ont donc imagin\u00e9, id\u00e9alis\u00e9, pr\u00e9sent\u00e9 les projets de demain. Deux sujets majeurs les pr\u00e9occupent; le d\u00e9veloppement de quartiers complets ainsi que la mobilisation des montr\u00e9alais.<\/p>\n<p class=\"p1\"><strong>Qu\u2019est-ce qu\u2019un quartier complet?<\/strong><\/p>\n<p class=\"p1\">Le principe du quartier complet (pr\u00e9sent\u00e9 par <em>Andr\u00e9e De Serres<\/em>) repose sur le fait que les r\u00e9sidents d\u2019un secteur n\u2019ont pas \u00e0 se d\u00e9placer dans un autre secteur pour aller travailler ou pour assister \u00e0 des activit\u00e9s culturelles. Boulot, dodo et activit\u00e9s sont regroup\u00e9s dans un m\u00eame environnement, simplifiant les d\u00e9placements et cr\u00e9ant des liens entre les r\u00e9sidents. Le quartier Mile-Ex en est un excellent exemple, plusieurs entreprises et jeunes pousses s&rsquo;y sont r\u00e9cemment \u00e9tabli, sans compter Behavior qui compte 400 employ\u00e9s. Ces compagnies se sont install\u00e9es, entres autres, dans deux anciennes usines manufacturi\u00e8res, sises sur la rue Saint-Zotique, converties en espaces de bureaux branch\u00e9s par la firme TGTA. Plusieurs commerces, march\u00e9s, parcs et activit\u00e9s se sont greff\u00e9s \u00e0 l&rsquo;endroit et sont \u00e0 distance de marche. Finalement, des projets immobiliers d\u2019ampleur tels que <a href=\"https:\/\/www.guideimmo.ca\/ateliers-castelnau\/23090\/\" target=\"_blank\" rel=\"noopener\"><strong>Ateliers Castelnau<\/strong><\/a>, <a href=\"https:\/\/www.guideimmo.ca\/carter-sur-le-parc\/1245\/\" target=\"_blank\" rel=\"noopener\"><strong>Carter sur le Parc<\/strong><\/a>, <a href=\"https:\/\/www.guideimmo.ca\/mio-condo\/23107\/\" target=\"_blank\" rel=\"noopener\"><strong>MIO<\/strong><\/a> <a href=\"https:\/\/www.guideimmo.ca\/condos\/montreal\/villeray-saint-michel-parc-extension\/projets-immobiliers\/\" target=\"_blank\" rel=\"noopener\"><strong>etc<\/strong>.<\/a> ont rapidement rapidement r\u00e9pondu pr\u00e9sent pour saisir l&rsquo;opportunit\u00e9 et cr\u00e9er des lieux d&rsquo;habitation \u00e0 \u00e9chelle humaine dans un quartier de proximit\u00e9.<\/p>\n<p class=\"p1\"><strong>Quel sera l\u2019impact du REM sur la mobilisation des montr\u00e9alais ?<\/strong><\/p>\n<p class=\"p1\">Le futur <a href=\"https:\/\/www.cdpqinfra.com\/fr\/Reseau_electrique_metropolitain\" target=\"_blank\" rel=\"noopener\"><strong>R\u00e9seau \u00c9lectrique M\u00e9tropolitain<\/strong><\/a> est, bien entendu, un des principal facteur dans le plan de mobilisation des montr\u00e9alais. Plusieurs promoteurs pr\u00e9voient d\u00e9velopper des projets r\u00e9sidentiels autour des futures gares du REM. Sur la rive sud de Montr\u00e9al ainsi que dans l\u2019Ouest de l\u2019\u00eele, des dizaines de projets immobiliers seront mis en chantier prochainement. Ces projets misent sur la qualit\u00e9 de vie de ces secteurs loin du tumulte urbain, tout en restant accessible. Leur succ\u00e8s aupr\u00e8s de la client\u00e8le cible et leur int\u00e9gration \u00e0 leurs environnements respectifs restent \u00e0 d\u00e9terminer&#8230;<\/p>\n<p class=\"p1\">Guide Immo se pla\u00eet \u00e0 pousser l\u2019exercice un peu plus loin\u2026 Imaginons des quartiers complets, \u00e0 proximit\u00e9 des stations de transport en commun. Imaginons des quartiers verts, o\u00f9 enfants et retrait\u00e9s se partagent des aires communes\u2026 Imaginons des \u00e9difices ouverts sur la luminosit\u00e9, qui offrirait chaleur en hiver et fra\u00eecheur en \u00e9t\u00e9.
