Chaque fraction peut appartenir \u00e0 une ou plusieurs personnes. L\u2019exemple le plus connu de copropri\u00e9t\u00e9 divise est l\u2019immeuble abritant des condos.<\/em><\/p>\n<p><strong><em>Partie privative<\/em><\/strong><em><br \/>\nChaque propri\u00e9taire d\u2019une fraction d\u00e9tient la propri\u00e9t\u00e9 exclusive d\u2019une partie privative (le condo) de l\u2019immeuble.<\/em><\/p>\n<p><strong><em>Partie commune<\/em><\/strong><em><br \/>\nDe plus, chaque propri\u00e9taire d\u00e9tient une quote-part dans les parties communes de l\u2019immeuble appartenant \u00e0 l\u2019ensemble des copropri\u00e9taires. Cette quote-part correspond \u00e0 la valeur relative de la fraction priv\u00e9e dans les parties communes de l\u2019immeuble. Tout projet se doit de respecter les r\u00e8glements de l\u2019immeuble, ne pas affecter les droits des autres copropri\u00e9taires, ni porter atteinte \u00e0 la destination de l\u2019immeuble. G\u00e9n\u00e9ralement, le document de d\u00e9claration de copropri\u00e9t\u00e9 \u00e9nonce les droits et obligations se rapportant aux travaux. C&rsquo;est un bon moyen de le soumettre de fa\u00e7on conforme.<\/p>\n<ul>\n<li><strong>Choisissez un entrepreneur certifi\u00e9<\/strong><\/li>\n<li><strong>Pr\u00e9sentez votre projet au syndicat\u00a0: nature du projet, plans, devis<\/strong><\/li>\n<li><strong>Pr\u00e9sentez un estim\u00e9 de la dur\u00e9e des travaux<\/strong><\/li>\n<\/ul>\n<p>N\u2019entreprenez jamais de travaux sans avoir pr\u00e9alablement pr\u00e9sent\u00e9 une demande. Attendez d\u2019avoir re\u00e7u l\u2019aval du syndicat avant de d\u00e9buter.
