En conservant tout son cachet, cette usine jadis de confiture et plus tard de roulements \u00e0 bille, se fait d\u00e9graisser pour se transformer en lofts et en condos, eux m\u00eames livr\u00e9s d\u00e8s la fin 2014. Un projet tout en chaleur\u00a0! D\u00e8s notre entr\u00e9e, Guide Immo se laisse accueillir par cette chaleureuse ambiance que d\u00e9gage l&rsquo;ancienne brique rouge \u00e9rod\u00e9e mise de l\u2019avant dans le bureau de vente. Rapidement, une repr\u00e9sentante se joint \u00e0 nous et s\u2019accorde rapidement avec notre style pour que la visite se passe \u00e0 notre aise et que nous nous sentions en contr\u00f4le du rythme de la visite, un vrai plaisir qui vient d\u00e9j\u00e0 distinguer ce projet.<\/p>\n<p><a href=\"https:\/\/www.guideimmo.ca\/articles\/b-loft-2\/bloft-0-2\/\" rel=\"attachment wp-att-1036\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-1036\" src=\"https:\/\/www.guideimmo.ca\/articles\/wp-content\/uploads\/2015\/02\/bloft-0-768x1024.jpg\" alt=\"Montreal condo b-loft\" width=\"447\" height=\"596\" srcset=\"https:\/\/www.guideimmo.ca\/articles\/wp-content\/uploads\/2015\/02\/bloft-0-768x1024.jpg 768w, https:\/\/www.guideimmo.ca\/articles\/wp-content\/uploads\/2015\/02\/bloft-0-225x300.jpg 225w, https:\/\/www.guideimmo.ca\/articles\/wp-content\/uploads\/2015\/02\/bloft-0.jpg 1200w\" sizes=\"auto, (max-width: 447px) 100vw, 447px\" \/><\/a><\/p>\n<p>La visite du projet d\u00e9bute par le loft, unit\u00e9 mod\u00e8le d\u2019environ 500 pieds carr\u00e9s. Cette unit\u00e9 se distingue par son corridor-salle-d\u2019eau; en effet, les concepteurs ont align\u00e9s les services dans un mince corridor d&rsquo;o\u00f9 l&rsquo;on distingue toilette, douche, bain, robinetterie, garde de robe, etc. La repr\u00e9sentante nous explique alors que la porte d\u2019entr\u00e9e ne donnera pas dans le corridor d\u2019eau mais bien perpendiculairement \u00e0 ce dernier: cette entr\u00e9e est simplement pr\u00e9sente pour l\u2019unit\u00e9 mod\u00e8le, la visualisation n&rsquo;est pas facile.\u00a0Le corridor salle d\u2019eau se divise avec trois portes coulissantes qui peuvent cr\u00e9er une belle intimit\u00e9, ce concept est novateur et permet une optimisation de l&rsquo;utilisation de l&rsquo;espace. Apr\u00e8s l&rsquo;entr\u00e9e, la salle \u00e0 manger\/salon se d\u00e9marque par une belle recherche du respect de l\u2019authenticit\u00e9 du b\u00e2timent, le syst\u00e8me de chauffage s\u2019harmonise avec les murs de brique ancestrale et les fen\u00eatres au caract\u00e8re authentique concordent \u00e0 \u00a0recr\u00e9er l&rsquo;atmosph\u00e8re du pass\u00e9 industriel. Les hauteurs de plafond varient selon les \u00e9tages entre 12 pieds et demi et 10 pieds, donnant ainsi une ampleur \u00e0 l&rsquo;espace. Plusieurs petits d\u00e9tails d&rsquo;am\u00e9nagement tel que fenestration, id\u00e9es de rangement et choix de finis font de ces lofts un choix qui ne manque pas de caract\u00e8re! Les frais de condo y sont pour l\u2019instant de 0,39 $ du pied carr\u00e9, incluant le chauffage et l\u2019eau chaude. Les condos, tout en s&rsquo;int\u00e9grant au style des lofts, ont une facture contemporaine, et sont \u00e0 l&rsquo;image des d\u00e9veloppements montr\u00e9alais actuels. Une des facteurs d\u00e9cisionnels pourrait sans doute \u00eatre le fait que l&rsquo;architecture des condos offre, quant \u00e0 elle, des espaces ferm\u00e9s. Le syst\u00e8me de chauffage est comme celui des lofts, soit de gros tuyaux de m\u00e9tal (oxyd\u00e9 ou non)\u00a0passant au plafond, un look peut-\u00eatre moins appropri\u00e9. L\u2019unit\u00e9 mod\u00e8le est caract\u00e9ris\u00e9e par un salon-salle \u00e0 manger qui s&rsquo;ouvre sur un balcon, le go\u00fbt de vivre dehors. Malheureusement, avec l\u2019unit\u00e9 mod\u00e8le on ne peut qu\u2019imaginer la vue et la lumi\u00e8re que cette grande ouverture apportera puisque l\u2019unit\u00e9 ne donne pas sur l&rsquo;ext\u00e9rieur. Les unit\u00e9s mod\u00e8les savent s\u00e9duire, malgr\u00e9 une adresse dans un quartier o\u00f9 la gentrification se fait attendre. \u00c9videmment, comme dans beaucoup de bureaux de ventes, plusieurs options se retrouvent dans les unit\u00e9s mod\u00e8les et les acheteurs doivent d\u00e9bourser pour obtenir le r\u00e9sultat pr\u00e9visualis\u00e9.
