L\u2019entreprise doit, entre autres, plusieurs centaines de milliers de dollars \u00e0 ses fournisseurs, \u00e0 ses employ\u00e9s ainsi qu\u2019\u00e0 de nombreux bureaux d\u2019architectes.<\/strong><\/p>\n<p>Le 15 novembre 2019, KnightsBridge a d\u00e9pos\u00e9 des avis d\u2019intention dans le but de faire une proposition \u00e0 ses cr\u00e9anciers, en vertu de la Loi sur la faillite et l\u2019insolvabilit\u00e9. Plusieurs hypoth\u00e8ques l\u00e9gales auraient m\u00eame \u00e9t\u00e9 prises sur des immeubles li\u00e9s aux projets de l\u2019entreprise. Le conseil municipal de Bromont a d&rsquo;ailleurs autoris\u00e9 la poursuite des travaux sous certaines conditions, notamment la surveillance environnementale, l\u2019obligation de fournir des plans d\u2019am\u00e9nagement, des garanties de suivi et des droits de regard. Bonne nouvelle pour les futurs acheteurs de ce projet certifi\u00e9 LEED et parfaitement situ\u00e9 entre nature et urbanit\u00e9. \u00c0 ce jour, 85\u00a0% de la phase\u00a01 et 30\u00a0% de la phase\u00a02 du projet Arborescence sont vendues.<\/p>\n<h2><strong>Assurance titres : un essentiel \u00e0 ne pas\u00a0n\u00e9gliger<\/strong><\/h2>\n<p>Pour se prot\u00e9ger contre ce type de situation, l\u2019acheteur doit s\u2019assurer qu\u2019une <strong><a href=\"https:\/\/www.lesaffaires.com\/blogues\/yvan-cournoyer\/immobilier--nachetez-jamais-sans-une-assurance-titres\/593779\" target=\"_blank\" rel=\"noopener\">assurance titres<\/a> <\/strong>est disponible pour lui offrir une garantie contre les hypoth\u00e8ques l\u00e9gales de construction. L\u2019assurance titres prot\u00e8ge le propri\u00e9taire de biens r\u00e9sidentiels ou commerciaux, et son cr\u00e9ancier hypoth\u00e9caire, contre les pertes li\u00e9es aux titres ou aux droits de propri\u00e9t\u00e9. Bien que cette assurance ne soit pas obligatoire, elle permet d\u2019\u00e9pargner des risques consid\u00e9rables en plus de lourdes pertes financi\u00e8res. La souscription se fait habituellement en collaboration avec le notaire par le biais d\u2019un seul paiement de quelques centaines de dollars, en fonction de la valeur de la propri\u00e9t\u00e9. La couverture reste valide tant et aussi longtemps que l\u2019acheteur est propri\u00e9taire, ce qui en fait un incontournable \u00e0 se procurer lors d&rsquo;un achat immobilier. De plus, pour prot\u00e9ger l\u2019acompte qu&rsquo;il verse au promoteur, l&rsquo;acheteur devrait \u00e9galement s&rsquo;assurer de disposer d&rsquo;une garantie de remboursement. S&rsquo;il n\u2019est pas couvert par ce type de garantie, le site web de la <strong><a href=\"http:\/\/www.lacopropriete.info\/\" target=\"_blank\" rel=\"noopener\">copropri\u00e9t\u00e9.info<\/a> <\/strong>(contenu tr\u00e8s pertinent r\u00e9alis\u00e9 par la Chambre des notaires du Qu\u00e9bec!), mentionne que l\u2019acheteur devrait alors s\u2019adresser \u00e0 un notaire et lui demander de d\u00e9poser l\u2019acompte dans son compte en fid\u00e9icommis.<\/p>\n<p>Pour \u00e9viter que l\u2019achat de son condo <strong><a href=\"https:\/\/www.guideimmo.ca\/articles\/du-condo-de-reve-a-l-histoire-d-horreur\/\" target=\"_blank\" rel=\"noopener\">ne tourne en histoire d\u2019horreur<\/a>\u00a0<\/strong>comme dans cette affaire, vaut mieux prendre toutes les pr\u00e9cautions n\u00e9cessaires.
